Becoming Familiar with Home Owners Association Rules Before Buying a New Home

Friday, April 30th, 2010

Moving in to a new home requires a lot of preparation. You need to contact professional movers in your area and see which professional movers can transport your items from your old home to your new home. You also need to decide whether you want professional movers to pack up your home for you, or if you would rather do it on your own. All of these details are important and should not be missed.

Yet, before all of these details you also need to do one other thing – find a new home to move in to! Finding a new home can be a big undertaking. If you find a home you like be sure to know everything involved with that specific property.

Knowing the rules involved with the Homeowners Association can be very beneficial if those rules are implemented in your new home. They allow you to quickly adjust to your new home and neighborhood, and also give you a heads up of things to be aware of. Below are a few things to help you understand HOA a little better.

HOA has standardized policies. The purpose of standardized policies is to help everyone adjust to changes with their new neighborhood. It also makes it so no one receives special treatment, but everyone is obliged to follow the same authority and procedures.
professional movers
Homeowners Association rules can be quite strict, depending on the neighborhood. There usually are rules regarding ways the property can be used and what pets can be located on your property. There are also HOA fees and fines you should be aware of to cover the neighborhood expenses.

HOA can make it hard to make changes to your home or property easily. Usually there are limits to how you can change the structure of your home. These can involve even small additions to your property, such as adding a basketball hoop to your front driveway.

There are fees that every homeowner is required to pay in HOA neighborhoods. These fees go towards a HOA fund which is used towards maintenance or community projects around the neighborhood. If you violate rules there will most often be a violation fee that you will need to pay as well.

If you have a pet it is also a good idea to be aware of these rules so you know what specific rules they have regarding the sizes, animals, and breeds of animals you can have in your home. While your professional movers may not have a problem with moving your python, you may get some harsh looks from neighbors if pet snakes are not allowed in HOA rules. Learn the policies of the home you are hoping to move in to before you make a final decision.

Taking Care of Your Home

Friday, April 30th, 2010

Moving can make a few things obvious. One thing that stands out is how well you have taken care of your home while you lived there. You either were the type of homeowner who took good care of their home, or you were the homeowner who did not.

There could be plenty of reasons behind not taking care of your home. A top reason seems to be money constraints. If you do not have enough money to maintain your garden, for example, there is no way it will be taken care of.

When you move in to your new home do not let money constraints stop you from keeping up with your home. There are still a lot of things you can do to keep your home safe, secure, and well maintained. A good place to begin with maintaining your home is to have your home inspected.
professional movers
Home inspections tell you places that need to be improved. Talk to your professional movers and ask for any recommendations they may have for a home inspector. Professional movers may also know professional testers that you can call for radon testing and other important home tests before you move in.

After your professional inspection keep up with inspecting your home every few months. You can find complete home inspection checklists online. Compare a few checklists online and make sure you have a good, solid list.

When inspecting your home on your own it is important to have a basic understanding of home maintenance. To help, look at online tutorial videos or check out books for free at your public library. By checking out books from the library you can find the skill level you are at and then purchase books accordingly.

You do not have to be rolling in the dough to keep up with the maintenance of your home. If you do not let things slide you can save yourself money by only doing minor repairs in stead of major repairs. Keep looking at your checklist to know which parts of your home you need to watch out for and prioritize with your maintenance checks.

Maintaining your home keeps you from living in a gross, unkempt house. It can also continue to keep the value of your home high. When you move in to your new home, ask your professional movers for recommendations of home inspectors to make sure that your home continues to stay in top shape.

Having a Well Maintained Home

Wednesday, April 28th, 2010

When you have to move there are a few things that are apparent. One of those is realizing how well you have taken care of the home you are moving out of. There are two types of homeowners: those that have taken good care of their homes, and those who have not.

One of the reasons for not taking care of your home could be money constraints. If you do not have enough money to maintain your property it is not going to be taken care of. A lot of time you would love to be able to keep up with the work, but finances are in the way.

If this is your case, there are still things that you can do to make sure your home is up to par when trying to sell it. A good place to start is with a home inspection. While it is recommended to do home inspections twice a year, if you are struggling financially getting your home inspected once a year is understandable.

Professional inspectors should be called in to check your home. You can talk to your professional movers to see what moversinspectors they would recommend. Professional movers may also have good recommendations for professional testers for radon testing and other important home tests. In between professional inspections you can still inspect your home as well. The first place to start when inspecting your home yourself is with a good inspection checklist.

Home inspection checklists can be found online. Be sure to check out a few websites and compare the checklists. Some checklists will be given out for free, but that won’t always be the case.

Another good suggestion, when inspecting your home, is to have a basic understanding of the things on your checklist. Check out books at your library and learn about basic home maintenance items. I recommend checking books out from the library first before buying them so you can make sure it is at your same skill level.

Home maintenance does not have to take a lot of money. You can still do minor repairs and keep up with your home with out spending a lot. Having a checklist of items to watch out for can be very helpful when prioritizing maintenance around your home.

No one wants to move in to a gross, unkempt house. No one should want to live in one either. Ask your professional movers if they have any recommendations for home inspectors so you can make sure your home is well maintained.

Moving Your Items Properly In Your Moving Truck

Monday, April 26th, 2010

When it comes to moving there are several things you need to consider. You need to consider the time and effort that will be involved in the move, and decide what level you are willing to invest in. You also need to consider what things you can do to save yourself money, time, and stress during the move. Below are some reasons why it is important to pack your moving truck correctly, and things you need to know about how to pack your moving truck the right way.

Knowing how to properly pack a moving truck can save you from stressing out about the contents inside the truck. Don’t spend time stressing out about whether your items have been put in the back of the truck correctly. It can be hard not to worry about whether your boxes are going to topple over and ruin the contents inside.

Packing your truck properly can also save you time and energy. Instead of wasting time trying to figure out how to put items in a truck, you will quickly be able to place boxes in the truck in a constructive way so you can get it loaded relatively quickly. It will always take a little bit of time to pack any moving truck, but you will not be wasting time trying to coordinate where everything should be and fixing problems.

Knowing how to pack your moving truck properly can also save you money. You will have less items that need to be replaced from falls and tumbles. You also may be able to rent out a smaller moving truck and have a lower rate because you can fit more items efficiently in the truck.
movers
Properly packing your moving truck can keep movers safe. Movers who are faced with boxes and items that are unstable have a higher chance of injury than movers who have properly secured and placed items. It also ensures the safety of the items placed in the moving truck.

To make sure you are successful with packing your moving truck, it is important to get the correct size. You need to find a moving truck that will hold all your home items with only a little room left over. If you have too much room the items inside have a risk of shifting and falling over during the move, even if it is a few blocks. If you choose too small of a truck, then you have the hassle of exchanging it for a bigger vehicle and transferring everything twice.

Be sure to use pads to prevent rips and tears. Arrange everything in a neat fashion, pressing everything up against the truck walls and then moving inward.

When moving your items move the biggest items first. Most professional movers will have equipment to secure heavy items against the wall. Most professionals will also rent out moving equipment and padding to protect items when packing your moving truck.

Pack longer items next, then other furniture. Heavy boxes will go after that, because you can stack a few on top of each other if they are relatively the same size. Don’t stack the heavy items on lighter items or boxes not filled all the way if you don’t want to damage the items below it. Lighter boxes come last, and you can fill up the empty spaces.

Getting Your Home Inspected: Radon Testing

Friday, April 23rd, 2010

Before moving in to a new home be sure that it has been tested for radon. Radon is a natural radioactive gas that causes cancer. Unfortunately, it is also tasteless, and you cannot see it or smell it.

Radon is very dangerous for your family. It is the number one cause of lung cancer among non-smokers, and the second cause overall. In America it claims about 20,000 Americans every year.

That is why it is vitally important to get radon testing done when moving in to a new home. Testing is the only way to know if your home has radon gas inside of it. Since you spend most of your time at home your home offers the most risk if it does have radon, though your office and schools should be tested as well.
professional movers
Each State has different radon protocols as far as testing is concerned. When testing the home be sure to follow your State’s guidelines. This is especially true if you will be doing the testing yourself.

There are professional contractors who can test your home for you as well. Some people prefer this option because they know they are hiring a qualified person to follow procedures and follow the EPA checklists precisely. If you would like to hire someone to do the testing for you you can ask your home inspector. They can either do it themselves or give your recommendations for someone else in the area.

If the homeowners before you had the house tested be sure to ask them a few follow up questions. If the test showed no harm with radon ask them what the actual level of radon was in the home. While it is policy to fix any homes with any radon level 4 picocuries per liter (pCi/L) or higher, your home can still be at risk if the level is lower.

If your home has a high radon level there are things you can do to correct the problem. Sealing cracks and working on the foundation is a great starting place since it significantly lowers the radon level. Other minor changes include using a system with a vent fan or pipe to stop radon gas from coming inside your home from outside or below the foundation. Each method will rely on the design of your home and other environmental factors. If you are moving you can also have your new home built with features that can be incorporated to reduce radon levels during its construction.

When choosing professional movers you are making a decision and choice to protect your possessions from harm. Professional movers have the qualifications and the equipment to keep your possessions safe during packing and transportation. Just like when you chose professional movers to protect your possessions, it is important to protect your family from harm by having your home tested for radon.

For more information regarding radon testing go to the EPA website at http://www.epa.gov/radon.

Why You Should Have Your New Home Inspected

Tuesday, April 20th, 2010

When you are looking in to buying a home you want to make certain that you are paying the right price for it. Having the home inspected can help with this. Home inspection is an inexpensive way to find out if you will need to put a lot of work in to your home once you move in, or if the home has only minor repairs.

Take advantage of a home inspection if your seller offers it. A professional home inspection gives you information regarding which parts of the home you are buying may need to be fixed up. If you are worried about the inspector the seller hired, ask to use one you trust.

Home inspection can help you know of any problem areas in the home that may need help. These repairs can either be immediate repairs or could be minor ones that do not need attention right away. A home inspection will also help you know which items in the home may need replacement.

Home inspectors will look at areas of the home and make sure they are in working order and in good condition. If there are any major parts of the home that need repairs, such as the ceiling, it can end up costing you thousands of dollars to repair. Know the actual living condition of your home by getting a home inspection done before you buy.

After the home inspector goes through the main areas of the home they may choose to go through minor areas of the home for good measure. If there are any major problem areas ask for a price adjustment for your new home. You could also request that the seller of the home do all repairs before you move in to your home.

moving company

If you have already bought a home you can still take advantage of a home inspection. Home inspectors can help you know ahead of time the type of repairs you will be looking at. This can help you decide on which repairs you need to take care of right away and which ones you can do after you move in.

If you want the peace of mind knowing that you are making a great choice in your home choice, a home inspection is the way to go. A home inspection can come back to report back that no repairs need to be done with the home. This can be very reassuring and help buyers know that they are not being taken advantage of.

Home inspections can be beneficial to those who wish to know exactly what condition their new home is in. Ask your moving company if they have any recommendations with home inspectors. If you have already bought your home this could be a great time to let your moving company know of your moving plans so your moving company can plan accordingly

Making Sense of the HOA

Monday, April 19th, 2010

If you are in the buyer’s market for a home, you are in a great place! Home prices are lower in some areas than they’ve been in decades. That being said, you couldn’t have picked a better time to purchase a house.

In your house hunt, you may have found homes that claim to have an “HOA Fee” in the listing information. Everyone knows that means an extra monthly cost for you, but what exactly is the HOA? That question and more will be explained below to help you in your big decision of becoming a homeowner.

The HOA is the Home Owner’s Association. You can think of it as a club that includes all of the people who purchase a home in your same neighborhood.  You are charged a fee to be a member of this “club” and there may even be benefits to having your home be part of an HOA neighborhood.

movers

The HOA will set standards for all of the homes under the HOA’s jurisdiction.  These standards or rules must be upheld by all home owners. In exchange for keeping the rules, your home can be protected from unnecessary value loss from negligent home owners.  What this means is that rules are created by the HOA in an attempt to keep home values consistent with market value.

An example of a rule you may encounter as a member of a neighborhood HOA could be vehicle regulation.  Most HOA’s will regulate how many vehicles can be parked at each home (and furthermore, the duration a vehicle can be stationary).  It may seem rigid to control something like cars on your property, when you are making payments for ownership of your home.

However, in this car example, regulation may protect you if you happen to have a neighbor that desires parking cars all over his/her front lawn.  In this case, the HOA rule will help set a standard that conforms a community and may keep home values from dipping.

Each HOA’s regulations will differ from another’s so it’s important to understand your prospective home’s HOA before you purchase your home and make it official by calling the movers.  So many home owners have resorted to filing a lawsuit with their HOA because of a regulation dispute.  Had the homeowner understood all the HOA rules before movers packed up all of their belongings and settled into the neighborhood, these lawsuits would never have been.

Our example on vehicle regulation above is typical, but some HOAs have completely different rules for their neighborhoods. Since an HOA board can decide on any number of rules they desire, home owners are pretty much at their mercy.  Some HOAs actually regulate if you can have pets on the premise or if visitors will have to check-in upon entering the neighborhood by showing ID—your movers could actually have to prove that you hired them before they could help you move in!

But some of these things could all be of benefit to you if you find the right neighborhood.  Like in these instances above, maybe you are looking for a neighborhood where all the lots only have 1 or 2 cars on them.  Or, maybe you want to live in a neighborhood without dogs on the street or barking.  Just make sure you research the terms and conditions of the HOA before you decide where to buy.

Preparing Your New Home to Be Moved In To

Tuesday, April 13th, 2010

A new home holds many fun opportunities. You get to meet new people, make new decoration arrangements, and perhaps even buy a few new housewarming items to make your home feel more lived in. Before moving in to your new home, however, there are a few things you should do to prepare your home to be moved in to.

moving company

  1. Organize your move. Research which moving company will be best to transport your piano. Find someone to take care of your pet so they are not in the way. Plan what day would work best for everyone to move in.
  2. Once you have decided on the professional moving company you would like to use, arrange with them when you would like them to come. Professional movers can be very handy during moving time. Professional moving companies can offer assistance in a variety of ways, including physically moving items, transporting items, packing, and renting out equipment.
  3. Fill out a change of address form from the post office. This is especially important if you will be having people moving in to your old home soon after you move out. Avoid having to deal with security by changing your address a bit before your move. Change the address with your bank and all other companies so they can change it on their roster.
  4. Set up your new homes utilities. Nothing is worse than moving in to your new home and find out that the electricity is out and you have no hot water. Call up the electricity and gas companies and set up an account with them telling them when you would like them to start their services.
  5. You can also set up other utility services ahead of time if you would like. Some of these services include Internet, telephone, and cable or television connections. Depending on how important those things are to you, you could set them up before your move.
  6. Arrange for a professional cleaner to come clean your new home. The movers may have had to clean the home, but having professional cleaners come and clean the carpets and walls can give you peace of mind knowing it was cleaned well. Ask your moving company if they have any recommendations for a qualified cleaning company.
  7. Change the locks in the home. You do not know who has had access to the locks of your new home. Avoid a break in or burglary by changing the locks before moving your possessions in your new home.

Checklist Ideas Before the Big Moving Day

Monday, April 12th, 2010

It can be very helpful to have a checklist of things that you can do before your big move. While some things are common sense, such as finding moving boxes, other things are sometimes not thought of until last minute. Here are a few things to consider a few months before your move.

Start searching for your moving company early. Do your research and ask for price comparisons so you can find a good price. Ask for references from friends and do not forget to look up moving company reviews online.

Make an inventory of your household items. Having an inventory can help you for insurance purposes. It can also help you know which items you want to get rid of, sell, or donate.

Make travel arrangements. Are you flying? Buy your plane tickets and coordinate how your items will get to your new home. If you are driving, make arrangements for hotels and gas stops. Keep your moving company alerted of any travel arrangements and plans you make.

Get your health records. Getting them done before the move will save you the headache of having to deal with it long distance. Ask your doctor for any referrals they may have in your new area.

Do you have any items that need to be stored? Make storage arrangements for excess items. This can be for items in your old home that you might need to come back for, or a storage unit for your new home.

A few weeks before your move begin eating your perishable foods. Start eating your stored items so you do not have to pay to transport them to your new home. Canned foods are the best items to transport. Other ones can open easily or break and you risk getting it on other items.

Get in contact with your utility company. Let them know you are moving and want to cancel their service. You can let them know the day you want to end it, and usually they will just end services on that day. You can also contact your new home’s utility companies and let them know when you want to begin services.

How to Find Good Moving Boxes

Thursday, April 8th, 2010

Moving boxes are essential if you want a good move. They allow movers to transport your items carefully and safely. They also are an inexpensive moving tool, and are sometimes even free.

Moving boxes that are well taken care of are important. You can find small moving boxes for free at the United States Postal Service. This selection is usually specific for smaller items, which may be what you are looking for.

Ask friends and neighbors if they have any moving boxes you can use. You can also have them join you in your search for moving boxes. The more people you have looking for them the better chances you will have of finding good ones.

Use the popular site Craigslist. A lot of people check out the site and may be able to contact you if they have moving boxes they want to get rid of. Craigslist can also be a handy tool because you can post how far you will travel to get them and the size and amount of boxes that will be needed.

Ask your professional movers for moving boxes. Two Man Movers has good quality moving boxes for your disposal. Simply give us a call and we will bring our boxes with us when we come to help you with your move.

Find boxes at different stores in town. Grocery stores have produce boxes that may come in handy if you have lighter items you will be placing in it. You can also find a variety of sized boxes from larger store chains or computer and electronic stores.

Leave your information with larger apartment complex managers. The managers can leave your contact information for new tenants that are moving in who want to get rid of their moving boxes. This can benefit you on your search, and also benefit the complex so they don’t have huge piles of cardboard on the premises.

Begin your search for boxes once you know of your move. Moving boxes can be hard to come by, especially nice ones that will hold your items securely. Be sure to take advantage of your professional movers for help.
